San Diego County · Monthly Market Update
Data through September 2026 from CRMLS · Updated October 12, 2026
A seller's market for both houses and condos, but not a frenzied one. San Diego County houses have 3.1 months of supply and condos and townhomes 3.2, both below the 4–6 months that marks a balanced market. Homes are selling a little faster and closer to asking than a year ago, while condo and townhome sales have fallen by nearly half.
Across San Diego County, houses and attached homes are moving differently right now, so we track them separately. Prices, price per square foot, sale-to-list and days on market are 3-month rolling figures (July–September); supply and sales counts are for September alone. Changes compare with the same period a year earlier.

* 3-month rolling figures for July–September 2026, compared with July–September 2025. Other rows are September 2026 compared with September 2025. Sale price vs. last list price is an average; the other figures are medians. Months of supply is calculated by CRMLS from homes for sale and the average monthly sales pace over the past year.
The median house price slipped 2.9% from a year ago to $1,009,999, but price per square foot rose 2.2% to $595, so the dip reflects more smaller homes selling rather than falling values. Houses are selling in a median of 16 days at 99.3% of list price, new listings are up 11% and closed sales are up 4%. Supply has tightened to 3.1 months.
The median condo and townhome price rose 6.1% to $699,990, but price per square foot fell 7.3% to $537, which points to larger units making up more of the recent sales rather than rising values. The bigger change is volume: new listings, homes for sale, pending sales and closed sales are all down 40–47% from a year ago. With sellers and buyers both pulling back, supply sits at 3.2 months, still favoring sellers.
Here's the estimated principal and interest on each median-priced home with 20% down, at the current average 30-year fixed rate of 7.40%.

Houses: with 3.1 months of supply and sales at 99.3% of list price, a well-priced house should sell close to asking within a few weeks. New listings are up 11%, so buyers have more choices than a year ago; price from recent price-per-square-foot comparables, not last year's medians.
Condos & townhomes: far fewer buyers are active, with pending sales down 47%. Fewer competing listings help, but pricing right from day one matters more than ever.
Houses: expect competition for well-priced homes, which go under contract in a median of 16 days. Get fully pre-approved before you start touring.
Condos & townhomes: buyer activity has dropped sharply, which can mean less competition on any given unit, but there are also 44% fewer to choose from. Units that have sat for a few weeks are where you'll find room to negotiate.

It's a seller's market for both property types, though not an extreme one. Houses have 3.1 months of supply and condos and townhomes 3.2, both below the 4–6 months considered balanced. On average, homes are selling at about 99% of their last list price.
It depends on the property type and how you measure. Over July–September the median house price was $1,009,999, down 2.9% from a year earlier, but price per square foot rose 2.2% to $595, so house values are holding up. For condos and townhomes, the median rose 6.1% to $699,990 while price per square foot fell 7.3% to $537. When the median and price per square foot move in opposite directions, it usually means the mix of homes that sold has changed.
Over July–September, houses went under contract in a median of 16 days (19 a year earlier) and condos and townhomes in 23 days (25 a year earlier).
