* 3-month rolling figures for July–September 2026, compared with July–September 2025. Other rows are September 2026 compared with September 2025. Sale price vs. last list price is an average; the other figures are medians. Del Mar is a small market: only a handful of houses and just a few condos and townhomes sell each month, so these figures can swing sharply depending on which homes happened to sell.
What the numbers say
Houses: supply has tightened sharply
The median house price over July–September was $3,750,000, up 38.9% from a year earlier, but the year-ago figure was unusually low, and price per square foot, a better gauge of value, rose a smaller 17.7% to $1,221. The bigger shift is supply: 37 houses were for sale at the end of September, down 36%, and months of supply fell to 3.5 from 7.3. Houses went under contract in a median of 18 days at 98.2% of list price.
Condos & townhomes: very few sales
The median attached price fell 19.5% to $1,530,000, while price per square foot rose 4.0% to $1,262, so smaller units made up more of the recent sales rather than values falling. Only 3 condos and townhomes closed in September and just 5 were for sale, so treat these figures as a rough guide. Those that sold went quickly, at 99.9% of list price on average.
