* 3-month rolling figures for July–September 2026, compared with July–September 2025. Other rows are September 2026 compared with September 2025. Sale price vs. last list price is an average; the other figures are medians. Monthly sales counts in 92008 are modest, especially for condos and townhomes, so figures can move noticeably from month to month.
What the numbers say
Houses: higher prices, half the inventory
The median house price over July–September was $1,930,000, up 5.8% from a year earlier, and price per square foot rose 11.0% to $907. Only 38 houses were for sale at the end of September, less than half the 83 a year ago, and sellers received a median 98.5% of their original asking price, up from 95.7%. One thing to watch: just 6 houses went under contract in September, down from 18, which may mean a slower few months ahead.
Condos & townhomes: a lower median, read with care
The median attached price fell 17.2% to $1,179,990, and price per square foot dropped by the same amount to $719. Only about 8 to 16 condos and townhomes sell in 92008 each month, so a handful of high-end beach units in last year's figures can swing the median a lot; part of this drop likely reflects which units sold rather than a broad fall in values. Supply fell to 2.8 months from 6.8 and units sold at 99.3% of list, but they took a median of 30 days, up from 21.

What this means for you
If you're selling in 92008
Houses: with 2.4 months of supply and sales averaging 99.5% of list price, a well-priced house should sell quickly and close to asking. September's drop in pending sales is a reason to price from recent comparables rather than test the market high.
Condos & townhomes: inventory is half what it was a year ago, but units are taking about a month to sell, so pricing and presentation matter. Expect buyers to compare your unit closely with the few others on the market.
If you're buying in 92008
Houses: with only 38 houses for sale, choice is limited and good homes go under contract in about two weeks. Get fully pre-approved, including jumbo financing if needed, before you tour.
Condos & townhomes: units are spending about a month on the market, which gives you a little more time to compare, but sales are still closing at 99.3% of list.
