What the numbers say

Houses: flat prices, much tighter supply

The median house price over July–September was $1,955,000, essentially flat (+0.4%), and price per square foot was also flat at $704. New listings rose 21% to 29 in September, and 25 houses closed, about the same as a year earlier.

Condos & townhomes: slightly lower prices, fewer listings

The median attached price was $772,500, down 5.2%, while price per square foot dipped just 1.0% to $583, so part of the lower median likely reflects smaller units selling. 47 condos and townhomes were for sale, down 39%, and months of supply fell to 3.0 from 4.9.
