What the numbers say
Houses: steady prices, fewer homes for sale
The median house price over July–September was $2,150,000, up 2.4% from a year earlier, and price per square foot rose 5.8% to $1,028, so values are edging higher. Only 93 houses were for sale at the end of September, down 25%, leaving 3.1 months of supply. New listings did jump 53% to 52 in September, which could give buyers a little more choice heading into fall.
Condos & townhomes: flat prices, quick sales
The median attached price was $1,242,500, essentially flat (−0.8%), and price per square foot was also flat at $955. What changed is supply: 31 condos and townhomes were for sale, down 37%, and months of supply fell to 2.5 from 4.3. Units that sold went under contract in a median of 9 days at 98.8% of list price.

What this means for you
If you're selling in Encinitas
Houses: with 3.1 months of supply and a median of 14 days on market, a well-priced house should draw interest quickly. Sales are averaging 98.0% of list price, though, and new listings are rising, so price from recent price-per-square-foot comparables rather than testing the market high.
Condos & townhomes: with only 31 units for sale and a median of 9 days on market, a good unit can sell fast and close to asking.
If you're buying in Encinitas
Houses: the September jump in new listings gives you a bit more to look at, but good homes still go under contract within about two weeks. Get fully pre-approved, including jumbo financing if needed, before you tour.
Condos & townhomes: supply is tight and units move in days, so set up alerts and be ready to act quickly.
